KDC takes a responsible approach to development. We believe that the environment and the economy are two sides of the same coin, inherently linked. Protecting the environment is in everyone's self interest. Given this, we carefully select sites for new projects that avoid interfering with preservation or local historic significance. We strive to create projects that will be embraced by a community, incorporating the local architectural styles and cultural themes. Adding value to a community is what we do best.

Partners in the Community
KDC partners with communities and special interest groups to foster understanding and consensus with every new project. Early in the development process, we seek input from community members, in an effort to determine what's important to them and incorporating their ideas whenever possible. This spirit of cooperation has been successful in achieving the right balance of community and client needs. We share the same goals with community members such as creating assets for communities, reducing property taxes, and fostering local economic growth.

For over 50 years, Konover has made itself the expert in all things development. KDC's full-service, in-house resources enable us to identify and secure prime locations for our clients and provide greater control over time, money, and quality. We offer our clients many services including:
- Site Identification, Evaluation and Acquisition
Our team is proactive about finding the right location for the right project. We do not believe every site should be developed, but using a qualified set of criteria, we pursue opportunities that could successfully be developed to meet the needs of clients and communities.
- Management of the Regulatory Permitting Process
We do all the leg-work. We're on the road and on the phone managing the necessary permits to get the job done right. We know the territory where we do business better than anyone, which allows us to complete the permitting phase with accuracy and efficiency.
- Community Relations
This is an integral part of the development process. We take a personal approach to all of our projects, getting to know the people and the needs of their community, working to create consensus with every new project.
- Construction Oversight
Through frequent site visits and remote video monitoring, our team manages the entire construction process, working with the general contractor and subcontractors to ensure smooth construction efforts that stay on time and within budget. Our oversight also includes working with town officials to create the least possible disruption for nearby residents and to stay in compliance with the needs of the community during the construction process.
- Leasing
Having leased and managed over 16 million square feet of retail space during our company's history, our team members are experts at finding the right tenants for the right space. We bring new clients to development projects and also negotiate lease deals for space in Konover- and third party-owned shopping centers.
